High Road Locked Gate
Some folks have noticed that the gate between High Road and the Forest Service land has been locked – this is a Forest Service requirement. The USFS road is closed to motorized vehicles. In addition to the USFS, the Fire Dept. and SLPPOA residents that reside near the gate have been given the combination for emergency use only.

Board long-term planning & 2025 budget meeting is scheduled for Oct 29th, 2024 at 6:30pm at the Fire Station.
What’s Up With The Roads?
Fall road projects are underway, starting with upper Los Griegos and Aspen Grove. We have hauled and spread 160 tons of rock and fill, just to start! Many thanks to Scott and Holly Gould for donating the material from their property. Most roads will not get graded this year, as many years of grading has diminished our road base. We will concentrate on repairing the roads with the most damage.
Development of a new multi-year roads plan is underway with 1-, 2-, 5- and 10- year projects.
Special Assessment Projects
The Aztec Lane and Ashley Road line replacements have been postponed until Spring of 2025. Two bids were received; one was assessed as too expensive and the second as incomplete. The Board will seek additional bids and information to find an acceptable contractor.
Roads Task Force
We are establishing a Roads Task Force, similar to the one we are using for water issues. The group will focus only on roads and there will be separate meetings held. If you are interested, please contact the board.
Additionally, if you have equipment and would be willing to assist in projects on the roads, please contact the board.

Excessive Water Use
Members using more than 8,000 gallons of water per month have been notified. In July there were 16 excessive water users. Many of those members have taken steps to reduce their use and address leaks. In September the excessive users were down to 6! Some of whom are actively addressing the leaks on their properties.

Lead in the water supply lines in SLPPOA?
We don’t know of any; but, NM Drinking Water Bureau and Federal regulations require us to inspect and document the material used in the water supply line from the meter to the house. This will be a multi-year project and at times we will need assistance from homeowners.

*Knock on wood* – There have been no major water line leaks on the system recently!
Are you ready for winter?
Here are some last minute things to consider before the weather turns! Heating system check – furnace inspection, chimney cleaning, wood supply, fill your propane tank Winterize unoccupied homes – Every year we have one or two homes that sustain damage from freezing or burst pipes. Be sure to insulate pipes that are in unheated areas.
Snow & Ice Readiness – Have shovels, snow blower, and snow melt at the ready! Have your plow person’s contact info if needed.
Prep your home & vehicle with emergency supplies – Have a backup heat source, food, & water. Prepare shelter in place in either your home or car for an extended period of time.
